| Radiance at Mission Bay Project Background
Radiance at Mission Bay is a luxury condominium complex located on
the southern waterfront in San Francisco. It boasts 99 spacious units
with breathtaking views of San Francisco Bay, Downtown and the Bay
Bridge.
Project Requirements
Bosa Development needed ventilation only for the 99 units as well as
a parking garage. It was important that the space be used efficiently
and that the units maintain their luxurious, high-class feel, so regular,
run-of-the-mill duct work would not be the best option.
What ACCO Delivered
ACCO worked directly with the developer on this project and helped
make efficient use of the space by installing in-slab duct. In-slab duct
work, created by ECCODUCTâ„¢ (pictured at right), is a low-profile,
rectangular spiral seamed duct system that is actually embedded within
the concrete floors of a taller building. At only 1¾ inches tall, in-slab
duct work is incredibly space efficient.
Use of in-slab duct work allowed for higher ceilings in the units
since there are no pipes or elbows to conceal, and thus no need to
install costly dropped ceilings. ACCO provided ventilation only for
the 99-unit building as well as a Parking Garage. The project also
included Life Safety. In order to ensure the owner of the property
was getting exactly what they wanted, ACCO provided dimensioned shop
drawings, prior to construction, for approval. ACCO also provided
extensive coordination drawings to ensure a smooth construction
process. |
