ACCO’s esteemed client is a prominent owner and manager of properties throughout coastal California. This high profile 825,000 square foot Class A office campus located in the heart of the University Towne Center area of San Diego had various buildings needing mechanical upgrades due to outdated, inefficient equipment. The customer had two urgent needs in two very different buildings; one was the change out of a cooling tower on a 20 story commercial office roof and the other was a chiller replacement in a multi-story, multi-tenant building. Both buildings were LEED certified with high standards.
The project requirements were to resolve the problems with both building systems and to replace equipment without affecting occupants and keeping the time and disruption to a minimum.
WHAT ACCO DELIVERED
ACCO accomplished a cooling tower change-out on the roof of the Executive Plaza, 20-story commercial office tower replacing the worn out EVAPCO unit for an updated, more efficient EVAPCO. ACCO’s in-house mechanical engineering team determined the new loads based on the seismic criterion for the City of San Diego. The cooling tower was transported using the largest mobile hydraulic crane available at 360 ft. high. ACCO worked with the City of San Diego to initiate necessary street closures with the crane build commencing on a Friday at 9 pm and with the crew working from 3 am - 9 pm the following day working straight through. All work was completed by Sunday night with no disruptions to tenants’ daily activities.
The second upgrade was in the basement of the Northern Trust building, removing the Carrier centrifugal chiller and replacing it with a Daikin magnetic bearing water chiller. The Project Engineer commented, “ACCO completed all work on time and on budget with beneficial use of equipment realized 30 minutes prior to our committed schedule.”Download PDF
