Multi-Use Commercial Office Buildings

In Irvine and located 5 blocks from the Orange County Airport, these 2 multi-use commercial office buildings were in need of new mechanical equipment. Constructed in 1986, the 240,000 square foot buildings contained old, energy inefficient equipment that was causing down time due to repairs and equipment failures.

PROJECT REQUIREMENTS

Being an occupied facility, the rooftop air handling equipment had to be replaced without disrupting normal working schedules.

Due to the buildings’ proximity to the OC Airport, the city of Irvine required an FAA Permit for weekend crane lifts. This project required 4 cranes for 2 buildings. ACCO’s depth of resources from its construction rigging division provided key know-how to accomplish this task successfully- all within one weekend. ACCO worked with both the Property Manager and the Regional Operations Manager of this prominent management company to comply with all Plan & Spec requirements and successfully execute this project on time and on budget.

WHAT ACCO DELIVERED

ACCO completed this mechanical retrofit project in 2 Phases. Phase I consisted of the change out of all chillers, pumps, VFDs, and new refrigerant monitoring for the central plant, which is located off the parking garage. The work schedule outlined 60 days for completion of the changes with rental equipment installed during the work. ACCO completed the change out in 30 days.

Phase II included change out of all air-handlers on the roof of both buildings. This was a total of 6 air handlers totaling over 250,000 CFM that were successfully installed over one weekend. By Monday morning, there was cold air blowing and no disruptions to tenants’ normal work day.
