RaDD has reshaped the San Diego waterfront by establishing a premier hub for life science research, innovation, and laboratory space. Designed to support advanced research and collaboration, the IQHQ development includes two new life science buildings along the Downtown San Diego waterfront. The facilities rise 7 and 9 stories and feature specialized lab and research environments, along with two levels of underground parking.

PROJECT SUMMARY

ACCO delivered the complete HVAC and plumbing scope for two new life science high-rise buildings. The project features two penthouse utility plants equipped with chilled, hot, and process condenser water. These plants also house 100% outside air AHUs and core lab waste systems for future connection.

Through several months of value engineering, ACCO secured nearly $500,000 in approved savings for the owner. The engineering team achieved this by detailing a highly optimized layout for the central utility plants. This strategic redesign reduced necessary piping and fittings while freeing up valuable mechanical room space. To maintain the project schedule, ACCO expedited submittals for over 100 pieces of equipment and provided monthly delivery updates to the general contractor, allowing the entire team to sequence work efficiently.

In the field, ACCO’s expertise ensured a smooth installation. Because ACCO’s BIM coordinators identified potential issues prior to fabrication, material and equipment were installed exactly as expected. By carefully coordinating lifting points with the SEOR, the rigging crew successfully assembled a two-story AHU in a single day. Simultaneously, the sheet metal shop fabricated 20’x6.5′ ducts. Installers then navigated these sections through two 9-story risers using staged truck deliveries and a tower crane.
