PROJECT SUMMARY

ACCO was contracted for design build mechanical and plumbing for this nine-story, purpose-built life sciences development in Downtown Seattle. The building is suitable for lab and office use. The ground floor includes the building’s lobby, potential retail shell areas, flexible multi-use space, lab amenity (Glass Wash/Autoclave) space, and required support spaces including SCL vault, loading dock, MEP&F Rooms, and emergency generator room.

The building consists of systems to support a ratio of 60% lab and 40% office and two levels of below-grade parking. The roof houses the major MEP equipment and rooftop deck amenities.

Mechanical systems include floor-by-floor 100% air handling units and laboratory exhaust air handling units with cooling coils. The cooling coils in the exhaust air stream allow for simultaneous heating and cooling from two (2) multistack modular heat recovery chillers located on the roof. This system achieved +25% over baseline energy code requirements to achieve 2015 Seattle Green Building Standard.
