The 651 Gateway project was to repurpose a 315,000 sf, 17-story office building for life science tenants. Mechanical, electrical, plumbing, & fire protection systems were all upgraded for lab use. Shared spaces, hazardous material storage space, and amenities were also constructed.

PROJECT SUMMARY
The project included demolishing existing structures, seismic retrofitting, and replacing the outdated exterior with a new curtain wall system.
ACCO evaluated the existing systems and repurposed them for the new building design requirements. Bathroom cores were reconfigured and repiped
and piping mains were up-sized and modified for purpose.
Mid-project, the owner added a high purity water system with distribution to all tenant floors, nitrogen and carbon dioxide piping distribution, clean dry air system and distribution, and a lab vacuum system with distribution. The design team had to determine sizing without tenant usages and had to coordinate space planning for the new equipment in a footprint that hadn’t
anticipated all of the systems.
Challenges included long lead times on equipment that was incorporated into the design late in the project and developing move-in paths into a high rise that was substantially complete. ACCO’s Process Piping and Plumbing teams worked with the building cladding trade partner to sequence panel installation with the equipment arrivals and also worked with the crane and rigging trade
partner to execute complicated move-ins of heavy equipment in a safe and efficient manner.
Scope included: Domestic Cold & Hot Water systems with new heating equipment and pressure booster system; Natural Gas upgrades; Sanitary Waste & Vent upgrades; Storm Water upgrades; new High Purity Water system; new Clean Dry Air System; new Lab Vacuum system; new Nitrogen and Carbon Dioxide Distribution systems, all new fixtures and equipment throughout the building core and shell, and all related Generation Equipment.
