One of Los Angeles’ tallest residential buildings, Beaudry, a Brookfield Property, is more than 600 feet tall featuring 785 units of studio, one-, two- and three-bedrooms, and podium parking for 830 vehicles. Amenities include a 57th-floor lounge, amenity deck, a golf simulator and a swimming pool.

PROJECT SUMMARY
ACCO was contracted as the design build HVAC contractor for this 57-story high rise residential tower atop a podium structure containing a parking garage, an amenity deck, and ground-floor retail space. Systems include (2) closed circuit cooling towers, (2) boilers, variable speed drives, condenser water pumps and DDC controls. The parking garage is equipped with a CO system that controls fan operation. The public areas are served by vertical and horizontal water source heat pumps and a building management system. The smoke control ventilation system serves the residential tower stairs and corridors. The residential units are served by vertical closet units with stand alone Nest thermostats, bathroom exhaust fans, and kitchen hood ducting to exterior louvers.
The HVAC system in this development included an 800 ton condenser water system. ACCO executed make-ready work to reroute systems that serve the adjacent buildings to ensure they remained operational during the construction of Brookfield.
