    Merck is a pharmaceutical manufacturer who was looking to build their flagship research lab on the West Coast under a compressed schedule. DPR Construction and ACCO teamed up to make this large project happen in just 16 Months.

    • A 9-story, 280,000 sf lab building with pre-clinical animal rooms, research labs, office support space, a large auditorium and a cafeteria with serving and dining areas.

    PROJECT SUMMARY

    The project was a core and shell building with the tenant improvement portion completing at the same time. The schedule posed one of the greatest challenges. The project team delivered a nine-story lab building in roughly 16 months. Within this time, the design, coordination and construction was completed. Co-location played a large part in the success of this project, with the owner, general contractor and subcontractors all working in the same on-site job trailer to aid in decision-making and to keep the pace of the project moving forward. The construction team was able to successfully meet the milestones with a highly detailed Takt Schedule plan. This plan took full participation from all the trades starting in the coordination phase through the commissioning phase. This planning was a huge success for the project and changed how we look at planning for future projects.

    The Process scope included a DI skid, dual air compressors, animal watering system throughout three floors, vacuum pump skid and point of use DI units throughout the lab space. Systems also included lab waste, double contained lab waste, lab waters, domestic waters, LN2, high pressure LC02, CDA, MO2, O2, CO2, Ar, N2, and He.

    Plumbing included a house water softener, water heaters and tempered loop throughout the building.

    HVAC included more than 900 Phoenix valves, 230 chilled beams, and connections to 80 fume hoods.
