Project Eyrie | Redmond, WA

Project Eyrie is an advanced electronics, testing and manufacturing tenant improvement in an existing three-story office building plus basement that converted office space into a technical manufacturing environment.

PROJECT FEATURES

  • Design Build HVAC
  • Conversion of office space to manufacturing facility

PROJECT SUMMARY

ACCO’s work supported the conversion of an existing office building into a performance-driven advanced manufacturing facility for Project Eyrie. This complex tenant improvement required integrating new mechanical and process systems into the existing building infrastructure. Throughout the build, the team maintained strict control over the schedule, procurement, and project risk to ensure the client could successfully navigate a phased occupancy without disruption.

The scope of work featured a modified dual-duct VAV system, a new chilled-water circulation system, and chilled-water fan coils with economizer capabilities. Additionally, the team installed a gas-heated makeup air unit with a chilled-water coil, a compressed air system, and vacuum-jacketed LN2 piping integrated with a process exhaust system.

Ultimately, Project Eyrie reinforced the value of early mechanical planning, conservative GMP risk management, and disciplined execution in existing-building technical conversions.
