This office-to-lab conversion at Breakthrough Properties’ Del Mar Heights campus transforms existing office space into life science laboratory space, including a vivarium. To support this complete tenant build-out, the project comprehensively upgrades and expands the building’s HVAC, plumbing, and process piping.

PROJECT SUMMARY

ACCO replaced and upgraded the HVAC, plumbing, and process systems to support new life science tenants. From the start of the project, the team prepared a detailed Basis of Design and target budget and managed design development to that budget. Early collaboration with McFarlane Architects and Coffman Engineers allowed the team to identify shaft and equipment locations. Rooftop equipment was organized in the center of the building to reduce screening. Selecting air-cooled VRF for the office spaces kept equipment weight low, effectively avoiding costly seismic building upgrades.

Adaptive problem-solving met unique tenant requirements throughout the build, including the integration of a third-floor vivarium without adding an independent HVAC system. To meet the aggressive project schedule, ACCO leveraged 3D BIM coordination and maximized the use of prefabrication at the San Diego and Los Angeles shops. The team also managed job site deliveries with the local warehouse almost daily.
